The Zoning Agent is responsibility for determining that construction plans are in compliance with land use regulations and any related approval conditions stipulated by the Planning and Zoning Commission
(PZC) or Zoning Board of Appeals
(ZBA). The Agent also must verify that actual construction is in compliance with an approved zoning permit. The Town of Mansfield requires a permit for the construction, enlargement or placement of any structure upon the land, including decks, storage sheds and swimming pools.
The Zoning Agent investigates potential zoning violations and notifies any violators in writing. The Agent will act on anonymous complaints provided that the nature of the violation is a matter the Agent can readily document. The Agent has several enforcement tools, including the ability to levy fines, to obtain compliance with the regulations.
Property owners or prospective owners should familiarize themselves with the Town’s Plan of Conservation and Development
, neighborhood zoning and any future plans for the area. They are encouraged to contact the Zoning Agent or Town Planner early in the planning process to discuss plans for new or expended work on their property.
